The works to deliver the Ardrossan Coastal Quarter regeneration project continue.
The project will deliver a major centre for lifelong learning and academic excellence; a revitalised tourism destination; improved travel connectivity; and an attractive location for future development opportunities.
The next ten years will see extensive investment in the area, capitalising on the beauty of Ardrossan’s coastal location. The current phase of works includes:
- remediation of the site carried out by Sanctus, encompassing a range of environmental works to prepare the land for construction of the new Ardrossan Community Campus.
- enabling works carried out by RJ McLeod, to provide the infrastructure for the development of the Campus including constructing a revetment to provide coastal flood protection, levelling works across the site and creating new access roads.
The following provides an update on progress:
Remediation works
Sanctus are continuing the bioremediation of the remaining soils within Phase 3, with materials being aerated, where possible, to encourage continued bacterial activity. Weekly soil analysis is ongoing to inform the verification process with NAC Environmental Health and SEPA.
Interim verification reports for Phases 1, 2 and 3 of the remediation works on the site have been completed and reviewed by NAC Environmental Health and SEPA. The final verification report is still to be completed following the confirmation that all soils remaining in stockpile meet the remediation criteria.
Enabling works
The Enabling Works will be approximately 90% complete by the end of April 2025.
Works are generally progressing well and due to be substantially complete May 2025 to allow commencement of the Campus works, with the Phase 2 & 3 earthworks are currently programmed to be complete summer 2025.
The following provides a summary of progress to date on the main works elements:
- Platform Earthworks – Phase 1 (school campus area) is complete. Phase 2 (playing fields area) soil stabilisation works commenced March 2025 and are due to be complete June 2025. Phase 3 (northern residential area) has still to be handed over by the remediation contractor.
- Drainage – all works are complete.
- Coastal Revetment – rock armour and concrete wall works are complete.
- Coastal Path – works substantially complete, benches to be installed May 2025.
- Roadworks – footways are complete. The final road surfacing layer to be complete April/ May 2025. White lining and traffic signal install due by May 2025.
- Public utilities – installation of High Voltage (HV) and Low Voltage (LV) cable network and substations complete, awaiting SPEN connection to main substation. Water mains installation complete, awaiting Scottish Water connection to main network. This is programmed for 22 April 2025, with a two week road closure at North Crescent Road/Harvey Street. BT chamber and ducting works complete. Street lighting works complete. Electrical Vehicle chargers are programmed for installation in May 2025.
- Saturday working – as RJ McLeod work towards completion of the enabling works it is their intention to work on Saturday mornings between 8am and 1pm.
Campus
It is anticipated that the Campus contractor, Morgan Sindall, will commence on site in late May to early June. A ‘meet the contractor’ event will be arranged once Financial Close has been achieved on the project and will be notified through the Campus construction newsletter.

- The Three Towns Community Shed – provision of sanitaryware for new toilet block
- Saltcoats Active Lifecycle Team – labour to paint pirate play park
- CHAP – financial donation to match fund Ayrshire Community Trust to offer discretionary fund for 36 individuals and their families
- supply and installation of two new public AED to Campus school and community entrances
- meet the buyer event held 11 December 2024 to offer local businesses opportunities to engage with Morgan Sindall procurement team – 138 attended
- local employment opportunities – direct employee hired and retained for duration of contract
- local employment opportunities – hired on contract who are rehabilitating or ex-offender
- local employment opportunities – apprenticeships
- local employment opportunities – disabled employee hired on the contract
- employment taster days for those interested in working in construction industry
- meaningful work placements
- engagement in health initiatives in the community
- site visits for school children
JM Architects
- 6 no 1/month work placements for S6 Ardrossan pupil within design team offices
- development of wall graphics for breakout/activity spaces within the Campus in collaboration with Social Subjects team and pupils based on old maps, plans and photographs with Academy and Heritage team archives
Atkins Realis
- Net Zero to Superhero workshop for 220 primary 6/7 pupils within the Ardrossan cluster on 17 March 2025
- re-purposing workshop in September 2025 for secondary aged pupils
Pick Everard
- Irvine community sports club – costing assistance
- North Ayrshire Foodbank – architectural assistance
- Corsehill Community Centre Association – inspection
